North London's housing stock is unlike anywhere else in the country. Streets across Islington, Hackney, Camden and Hampstead are dominated by Victorian and Edwardian terraces — many over a hundred years old, most with original roof structures that have been patched, partially replaced or covered over by successive owners. Knowing how to work with these older buildings is the difference between a roof that lasts another fifty years and one that fails in five.

Most of the pitched roofs we work on are slate — typically Welsh or Spanish — fixed to softwood battens with copper or iron nails that perish long before the slate itself does. When you see slipped slates appearing in twos and threes after high winds, it's almost always nail fatigue rather than slate failure. A proper repair means stripping the affected area, replacing battens and felt where needed, and refixing with non-ferrous nails or hooks. We see plenty of botched jobs where slates have been silicon-stuck back on — a short-term fix that traps moisture and accelerates the next failure.

Flat roofs across North London cause more leaks than any other element. Most rear extensions, dormers and back additions sit on flat roofs originally finished in mineral felt, much of it now well past its 15–20 year lifespan. We replace these with EPDM rubber, GRP fibreglass or modern torch-on systems depending on the deck condition, falls and access. Our flat roof installations are detailed properly at upstands, skylights and abutments — which is where almost every flat roof leak actually originates.

Conservation areas add another layer. Large parts of Hampstead, Highgate, Muswell Hill and Islington sit inside conservation areas where slate type, ridge detail, chimney pots and even gutter profile may be controlled by the local authority. We're used to matching natural slate, replicating ornate ridge tiles, and keeping rooflines visually consistent so you don't run into planning issues down the line.

Then there's the weather. North London winters bring freeze-thaw cycles that crack mortar bedding on chimneys and ridges; autumn brings leaves blocking parapet outlets and hidden valley gutters; summer storms expose every weak lap and loose flashing. The chimneys on most period properties are the single biggest source of water ingress — failed lead flashings, eroded haunching and porous brickwork all let water in long before the roof itself does. A proper inspection looks at all of it, not just the slates.
